Location, Condition, and Price. These are the three most important things to consider when putting your home up for sale:
1) You can’t do much about the location because you can’t move it to another property.
2) The condition of the house is important. Whenever a client asks me if something is important, I always tell them that the quick answer is yes. Because anything you do to improve your property in any way, right down to the tiniest detail is a positive. This means that your property is now more valuable than it was before you made this fix or this update. So if you are able and willing, I recommend that you do as many things as you possibly can to move that property toward brand new showroom quality, as you possibly can.
3) The 3rd and most important is price. Pricing your property is the most critical factor in determining your success. If you price the property even a little bit too high, it will likely sit on the market, until you make the painful decision to make a “Price Improvement” (Reduction).
And then the low ball offers start. I’ve been successful selling and consulting, because I always, when possible, price a property a little bit under its actual current value. Sometimes the owner of the property is adamant, and wants to start higher and then hopes to negotiate if somebody makes an offer. I recommend a slightly lower asking price, which will bring more showings, more people attending the open house, and more offers to choose from. Once we have 2 or more offers, we then let everyone know that we are in a multiple offer situation and ask them to please reply with their “highest and best” price. And this is how I make sure that you get highest and best price for your investment.
