Thanks for your message and all you’ve done to complete this journey for us. Your knowledge, expertise, and deep experience has paid off handsomely. If you’re not the number one realtor in Billerica, you should be. Being a long time cheapskate, I rarely give credit to anyone who takes on a job and completes it to satisfaction as long as they are paid fairly for their work, but in your case, you more than earned your commission. The care you take with both the seller and buyer makes for happy and satisfied customers and reflects well on your industry, one that is not always held in the highest esteem by the general public. So my hat’s off to you!
As for the details you mentioned, I feel very bad about the heat not working, especially after all we went through to focus on the A/C. It’s somewhat ironic. It never occurred to me to test it or even think of it since I never remember hearing a single complaint about it in the past. I strongly suspect it’s a simple issue of a malfunctioning thermostat or tripped circuit breaker, but a repairman will almost certainly diagnose and solve the issue in a single call. If you do speak with the new owner, please apologize and tell her it was unintentional.
As for the market in Billerica and more broadly, the region and country, we all knew higher interest rates would cool the market, but we didn’t know when it would create the high point before the inevitable decline. Now we do! We wasted no time in preparing the property and engaging a realtor when we decided to sell. So I like to think we had a little foresight on this, but, yes, we were all very lucky.
The last broad, sustained decline I remember was of course, 2008 – 2010, but I also recall a big bear market in property around here in the mid-nineties that lasted several years. We were lucky enough to buy 2 condos at the “bottom” in 93-94 and watch the gradual recovery after that. We’ve been renting them out since 99 and now they provide a nice retirement income. We’re getting tired of being landlords, having just found tenants for both properties once more. So if you have any advice on a good property manager to take on all the landlord headaches, let me know. If we decide to sell in a couple of years, I will give you a call to ask for recommendations on a realtor, Good luck in all your future endeavors. I hope you retire as a rich man! And then, when you do, you can wake up in the morning and only check the weather report.
