One by one, I do every item on this list, starting 10 minutes after you and I shake hands. That’s why my most recent 2 properties each sold in less than one hour.  I will do everything to get your property sold in the fastest time for the best return on your investment.  I am fanatically detail-oriented and eager to over achieve for you.

  1. Electronically submit the listing information to the Multiple Listing Service ( MLS ) in MA and NH for exposure to over 33,000 active real estate agents, and more than 6,000,000 potential buyers in the MA and NH.
  2. Maximize showing potential through professional signage. CKRE has the recognizable Logos and trademarks in this area - LAER and Curtis Knight.
  3. Place a yard arm sign on the property with max visibility.
  4. Place appropriate Riders on Sign to attract additional attention and traffic.
  5. Create Single Property Website Blog with detailed info about your property.
  6. Submit property to Top Internet Sites: Realtor.com, homesandland.com, Yahoo Real Estate, Homes.com, MSN Real Estate, and more than 80 others.
  7. Place as New Listing on www.CurtisKnightRealEstate.Com.
  8. Advertise the property electronically Realtors with full color flyers e-mailed directly to their inbox.
  9. Prepare a full color photo flyer with a list of features of the property to leave at the property.
  10. Create Property video tour for MLS and other web promotion sites.
  11. Provide professional photography done with a minimum 20 / max 30 photos - interior & exterior.
  12. Announce listing on my Curtis Knight Real Estate Facebook Page.
  13. Create a series of Facebook ads to targeted demographic audience.
  14. Post listing announcement on CKRE ( Curtis Knight Real Estate )Twitter.
  15. Perform a Reverse Prospecting Search to attract prospective buyers within the MLS.
  16. Provide multiple Open Houses with a licensed Realtor and Loan officer in attendance.
  17. Provide a professional ( optional ) home staging consultation if desired.
  18. Create a Craigslist ad and a Pinterest Post to attract serious buyers.
  19. Place electronic Keybox (or combo) on property for Realtor and Real Estate agent access.
  20. Schedule Brokers tour to make sure all REALTORS and agents in area have access to personal viewing. We spend more than the usual and are well known in the area for our Chinese food, Dunkin donuts coffee, sodas, etc.
  21. Contact buyer leads, centers of influence, my team and their spheres of influence and past clients for potential buyers.
  22. Work with you to make the property the most marketable and salable within budget and timeframe.
  23. Promote the property at our weekly company sales meetings.
  24. Work with you to price the property correctly so that it gets attention and showings. We have sophisticated techniques not used by other agents.
  25. Upload copies of plot plan, sellers disclosure, all docs that help the property be more sale worthy. This step is skipped by many agents and thus discourages serious buyers.
  26. Submit the property to web-based buyer classifieds (Trulia, Craigslist, Zillow Etc.).
  27. Suggest or advise changes to make the property more saleable and attractive to buyers.
  28. Use “Find a Buyer” feature” in MLS property finder, a powerful Real Estate based Application, to direct market to people looking for your exact specs.
  29. Enter listing in MLS Data Co-op to share with other MLS services to capture relocation buyers.
  30. Use Youtube video maker in MLS property finder to generate a video across all social media.
  31. Prequalify all prospective buyers to avoid wasting seller’s time with “shoppers” and "tire kickers". They must produce “proof of funds” before I will accept an offer from them.
  32. Use Merrill Geo Tagged Post card feature to direct post card mail to a one mile radius of your property.

  34. Targeted telemarketing directed to qualified buyers.
  35. Meet with our preferred lenders to see if they have any prospective buyers in their network.
  36. Monitor buyer and agent feedback to make any necessary changes to price, condition...etc.
  37. Facilitate all inspections, including home inspection, Bank Appraisal utility and municipal (Gas, Oil Water Electric).
  38. Communication Guarantee. I will contact you at least once a week or you can fire me. My average is 4 - 10 times per week.
  39. Target all marketing to determine who is the most likely buyer, willing to pay the highest price, and also is the strongest of all offers.  It’s not always the highest offer.
  40. Follow up with all buyer leads and inquires within 1 - 3 minutes.
  41. Provide a Homeowners Guide to prepare the home for showings and negotiate the inspection process.
  42. Cooperate with all Real Estate companies in the Eastern MA Area and around the world - networking your property.
  43. Enter the sellers name and address in our client information system to keep seller informed of market changes, mortgage rate fluctuations, sales trends or anything that may affect the value and marketability of your property.
  44. Research property’s ownership, deed type, current use and zoning, and market the property appropriately to correct audience. It truly is niche and you have to know your market.  We do.
  45. Represent the seller on offer presentations, and negotiating the best price and terms.
  46. Provide seller with a list of preferred vendors for repairs, staging, appraisals, title, escrow, etc.
  47. Explain the use of and assist with the filling out of the Seller’s Property Disclosure Statement the seller will complete, and that will be presented to the buyer of their home.
  48. Research tax records to verify full and complete legal information is available to prospective buyers and buyer’s agents on MLS printout.
  49. Market the neighborhood and community as well as the property to all prospective buyers.
  50. Work closely with appraisers to determine highest home value. This is very important and often overlooked.



Bonus1. Monitor local foreclosures and short sales that can affect pricing of your property purchase and probability of closing on the sale. (I will dismiss all wishful thinkers.)

 Before you put your house on the market, ask your real estate agent (me) for guidance on improving your home's presentation. I can tell you what buyers expect in your market and at your home's price point. The following 10 steps are a way to get a good head start on preparing to sell your home. 


 

1. Welcome buyers. Make your front door visible and accessible to buyers. Paint the door, clear debris and clutter from the walkway and yard, mow the lawn and prune hedges. Pot or plant colorful annuals and perennials to attract attention from the street. Fix broken screens, doorbells, roof tiles, shingles and outdoor lighting, and replace your doormat. Exterior defects can make a poor first impression on buyers.


2. Make it sparkle. Cleanliness implies a home has been well taken care of, so deep cleaning can win points with buyers. Buyers scrutinize homes, especially kitchens and bathrooms. Re-caulk and repaint to give these grime-prone rooms a fresh and clean look. Clean rugs and carpets to eliminate unsightly stains or dinginess and eliminate odors. Tidy each room, including cabinets, closets and the garage, before showing. And if it seems daunting to do all that cleaning yourself, consider hiring a professional cleaning company to take care of all of it for you.


3. Start packing. Cramped and cluttered rooms turn buyers off and make your house look smaller. A home packed with your personal belongings also makes it difficult for others to envision living there. Start by storing away excess furniture, toys and personal decorations, such as family photos. Pack up things you don't use on a daily basis, and put them in storage or ask a friend to hold onto them. De-cluttering your house also gives you a head start on your move.


4. Paint wisely. A well-done, no-frills paint job is all you need. Put a fresh coat of paint on white or beige walls, and repaint walls that have eccentric or unconventional colors. Nature- and spa-inspired neutral colors, such as taupe and subtle gray, are the best choices. Definitely don't forget the trim and molding either. And a fresh paint job on outdated or worn cabinetry goes a long way, too.


5. Fix the small stuff. Repair or replace broken or outdated hardware throughout your home. You can install new door handles, faucets, towel bars and curtain rods – fixtures that are readily visible to homebuyers – rather inexpensively. New hardware in the bathroom, kitchen and on windows and doors also improves the functionality and safety of these components.


6. Update lighting. Replace decorative light fixtures that no longer fit your home's cleaner, fresher look. Install new bulbs with the appropriate lighting for specific areas of your home. For example, ambient, low-key lighting fills a room, whereas directional or task lighting works better in areas like a reading nook. Use accent lighting to highlight focal points in a room, such as the artwork above a mantle, to draw buyers' attention to certain selling points.


7. Frame windows. Ensure you have the right window treatments, which enhance natural brightness and boost the appearance of a home. Window treatments also can impact a room's temperature because they reduce or increase the amount of light entering the space. Adjust window treatments appropriately when showing your home in the mornings, afternoon and evenings.


8. Set the table. Fresh, decorative flowers in the kitchen or on the dining room table are always a nice touch. Also, keep place settings handy for your tables so you can quickly set them out right before showings or an open house. Pull out all the formal stops for a dining room, and keep the table casual in the kitchen.


9. Hide unsightly everyday items. Don't leave children's toys and pet belongings out in the open during showings and open houses. Move litter boxes, pet dishes, toys, animal crates and kids' entertainment to less conspicuous areas of the home, such as an outdoor storage unit or garage before each showing or open house. Also think about where you can store things like dirty laundry and dirty kitchen sponges.


10. Don't forget the back. Keep your backyard looking spacious and functional. Plant or pot colorful flowers and keep the landscaping trimmed and neat. Consistently pick up after your pets so buyers feel comfortable touring the yard.
